The quote usually follows a site walk, because the layout of the property changes how long a route takes.

What the resident sees on the lease

Residents do not pay the operator. A property that offers valet trash often charges residents a monthly fee, written into the lease or a lease addendum. The property sets that fee.

The resident fee and the operator’s rate are different numbers. A page that quotes only one of them is answering only half the question.

What drives the price

These are the inputs an operator weighs when it quotes a property.

  • Unit count. The number of doors on the agreement.
  • Pickup nights. How many nights a week the route runs.
  • Layout. Stairs, the number of buildings, how far apart they are, and the distance to the compactor or dumpster.
  • Building type. Garden-style, mid-rise or high-rise, student housing, senior living.
  • Recycling. Whether it is collected, and whether it is kept separate.
  • Containers. Whether the operator supplies the cans.
  • Add-on services. Bulk item removal, porter service, pressure washing, pet waste stations.
  • Term. The length of the agreement.
